HOME SEARCH
Tell me what you’re looking for, and I’ll send matching listings as they come up. We can adjust the search as you learn what feels right.
10 CHAPTERS
Your timeline and decisions are personal. The sequence below gives us a shared map. ABR® training means the buyer's side of the table is where I'm most at home.
01
Choose someone who listens first, explains clearly, and understands the places you are considering.
02
Take an honest look at your budget, cash on hand, monthly comfort, and the costs beyond the purchase price.
03
A lender can help you understand your range and put you in a stronger position when the right home appears.
04
We look at homes with the details that actually matter — condition, layout, lot, commute, and what needs work — so you can compare them on facts rather than first impressions.
05
We look at the price, timing, contingencies, and terms side by side, so you understand what each choice trades away before you decide what to put forward.
06
An inspection tells you what you are actually buying — the systems, the structure, and the repairs on the horizon — before your contingency deadlines pass.
07
We will use what we learn to discuss repairs, credits, timing, and the next version of the agreement.
08
Your lender orders an appraisal as part of the financing process. I will help keep the timeline and communication organized.
09
Once the path is clear, we map out the dates, utilities, insurance, and possession details so moving day does not surprise you.
10
We review the final figures, the signing timeline, and what you take with you. Then the keys are yours.
WHAT'S INCLUDED
As my buyer client, you do not need to budget for the home inspection. I cover the cost of your home inspection. An inspection gives you useful information about the home's condition, and it is one step where cost should never be the reason you skip it.
Buyer-agent compensation is negotiable, and it is agreed between you and me in a written buyer-agent agreement that we sign before we begin touring homes. It is not automatically paid by the seller. A seller may agree to contribute toward it, and that contribution is negotiated as part of your offer. I explain exactly how compensation works in our first conversation, and I put it in writing so there are no surprises later.
Pennsylvania law requires that a Consumer Notice be provided to a buyer at first contact, and that a written buyer-agent agreement be signed before services begin. I will provide both and answer any questions.
FOR BUYERS
My free Home Buyer's Guide walks through the whole road home — getting pre-approved, shopping, offers, inspections and closing day. Tell me where to send it and I'll get it to you.
