If you have been following our Seller Series, you already know how to determine your home’s value, what repairs are worth your time, and how to prepare for the market. But for many homeowners in Chester County, the most daunting question remains: What happens once we actually find a buyer?
The transition from "For Sale" to "Sold" is not a single event; it is a meticulously managed journey. In my practice at Long & Foster Real Estate, Inc., I utilize a proprietary 15-Step Selling Process to ensure no detail is overlooked. While the early stages (Steps 1–9) focus on strategy, pricing, and photography, the "heavy lifting" of the legal and financial transfer happens in the final chapters.
Today, we are diving deep into the final stretch, Steps 10 through 15, to demystify the home stretch of your real estate journey.
The Roadmap: From Contract to Closing
September 2026 closed sales in Chester County were 524 homes sold (Source: Long & Foster Market Reports, from Bright MLS data), with a median sale price of $556,750 (Source: Long & Foster Market Reports, from Bright MLS data), a median list price of $567,000 (Source: Long & Foster Market Reports, from Bright MLS data), a sale-to-list price ratio of 101% (Source: Long & Foster Market Reports, from Bright MLS data), and 9 median days on market (Source: Long & Foster Market Reports, from Bright MLS data).
Once that contract is signed, the "Under Contract" phase begins. This is where many sellers feel the most anxiety, but with a structured guide, it becomes a series of manageable milestones.
Step 10: The Inspection Phase (The Second Negotiation)
Once an offer is accepted, the buyer typically has a period (often 10–14 days) to conduct due diligence. In Chester County, this isn't just about looking for leaky faucets. Common inspections include:
- General Home Inspection: Evaluating the structure, roof, and systems.
- Radon Testing: Highly common in the rocky terrain of areas like Exton and Downingtown.
- Wood-Destroying Insect (WDI) Inspection: Checking for termites or carpenter ants.
- Sewer Lateral or Septic Inspections: Crucial for older homes in Malvern or properties in more rural parts of the county.
This stage is often called the "second negotiation." If issues arise, the buyer may ask for repairs or credits. As your REALTOR®, my role is to advocate for your bottom line while ensuring the deal stays on track. We use data-driven insights to determine which requests are reasonable and which are not.

Step 11: The Appraisal
If the buyer is financing their purchase, as most do, their lender will require an appraisal. The appraiser is an independent third party who confirms the home is worth the agreed-upon sale price.
I prepare a comprehensive packet for the appraiser that includes the Comparative Market Analysis (CMA) used to set your price, a list of all upgrades you’ve made, and multiple offer data if applicable. This proactive approach helps mitigate the risk of an "appraisal gap," which can be a hurdle in high-demand markets like Wayne or Berwyn.
Step 12: Title & Utilities
While you are packing boxes, the "behind-the-scenes" legal work is in full swing.
- Title Search: A title company ensures there are no liens, judgments, or "clouds" on your property’s title. They ensure you have the legal right to sell.
- Utility Transitions: This is a logistical step that often gets lost in the shuffle. You will need to schedule final readings for water, sewer, and electric (typically PECO in our area) to occur on the day of closing.
I provide my clients with a specific checklist for Chester County utility providers to ensure a seamless hand-off to the new owners.

Step 13: The Final Walkthrough
Usually occurring 24 hours before closing, the final walkthrough is the buyer's last chance to verify the home's condition. They are checking to ensure:
- The home is in the same condition as when they made the offer.
- Agreed-upon repairs from Step 10 have been completed (with receipts provided).
- The home is "broom clean" and all personal property not included in the sale has been removed.
Step 14: Closing Day
The moment you’ve been waiting for! In Pennsylvania, closing (or "settlement") typically involves the buyers, the sellers (though you can often sign in advance), and a settlement officer. You will sign the deed, the HUD-1 or Closing Disclosure, and various affidavits.
Once the documents are recorded and funds are disbursed, you hand over the keys. Whether you are moving across town to a new neighborhood in West Chester or relocating out of state, this is the official end of your chapter in this home.
Step 15: Last Steps
The process doesn't end the moment you leave the settlement table. My 15th step involves a post-closing wrap-up: ensuring all final escrow items are handled, providing you with a digital file of all closing documents for your taxes, and remaining your lifelong resource for any future real estate needs.
How This Compares to Buying: "The Road Home"
It is helpful to remember that while you are following the 15-Step Selling Process, your buyer is likely following their own journey. In my practice, I call this The Road Home: The 10-Step Buying Process.
While you are focused on inspections and appraisals (your Steps 10 and 11), the buyer is simultaneously navigating their Step 6 (Order an Inspection) and Step 8 (Appraisal Ordered). Understanding both sides of the "closing table" allows us to anticipate potential friction points and smooth them out before they become problems. For example, knowing a buyer’s financing status (Step 3: Get Pre-approved) early on ensures we don't hit a wall during the appraisal phase.
Navigating the Road Together
Selling a home is one of the most significant financial transactions of your life. It is more than just a sign in the yard; it is a complex series of legal, financial, and emotional milestones.
By following a structured 15-step approach, we transform a potentially overwhelming experience into a clear, guided journey. From the initial consultation to the final "Last Steps," my goal is to empower you with information so you can move forward with absolute confidence.
